Rooftop Unit Repair in New York City
We repair packaged rooftop units (RTUs) — the self-contained heating and cooling units mounted on the roofs of stores, restaurants, offices and warehouses across New York City and Nassau County. HVAC diagnostics are $99 + tax, credited in full toward your approved repair. You approve a fixed repair price before work begins, and every repair is backed by our 90-day labor warranty.
Rooftop Units in Working Buildings
Most of the rooftop units we service sit on working buildings — offices, retail stores, restaurants and warehouses across Brooklyn, Manhattan, Queens, Staten Island and Nassau County — where a down unit is not just uncomfortable, it interrupts business. When you book, tell us how roof access works at your building (ladder, hatch, stairway or elevator), who your building contact is, and any hours we need to work around; we coordinate with your super or building management so the visit runs without surprises. If your building has several units, we diagnose and quote each one separately, so property managers get a clear record and can approve work unit by unit. Units serving restaurant kitchens work under heavier heat loads and tend to show airflow and economizer faults sooner — worth mentioning when you call, because it changes what we check first.
Rooftop Unit Problems We Diagnose
The unit does not cool or does not heat; one rooftop unit is down while others run; the system short-cycles; the economizer lets in too much hot or humid air; weak airflow on the floor below; water stains on the ceiling under the unit; loud vibration from the roof; the compressor does not start. We also see units that trip their breaker again and again, coils that freeze over in cooling season, floors where one area is too warm while another is too cold, and units that start, stop and lock themselves out until someone resets them. The same symptom can come from a refrigerant problem, a worn belt, a failed blower or condenser fan motor, an economizer fault, a control-board problem or a condensate issue — so we diagnose before quoting, and we do not replace parts on a guess.
Safe Checks Before You Call
A few checks are safe for building staff and help us arrive prepared. Make sure the thermostat or building control is actually calling for cooling or heating and that the schedule has not been changed. Check that supply registers and return grilles inside are not blocked by stock, furniture or new partitions. Note whether the unit is completely off, running without cooling, or starting and stopping — and note any fault code shown on the control. If the breaker has tripped more than once, leave it off and tell us: a breaker that keeps tripping is a symptom, not a switch to keep resetting. If water is coming through the ceiling under the unit, shut the unit off at the thermostat to limit damage and call us at (917) 997-4525, Monday through Friday, 10 AM to 6 PM. Do not open the unit’s electrical cabinet or refrigerant lines — that is where our diagnostics start.
How Rooftop Unit Diagnostics Work
We test the full sequence at the unit: thermostat or building-control call for cooling and heating, filter and belt condition, evaporator and condenser coils, refrigerant pressures with superheat and subcooling readings, compressor amp draw, blower and fan motors, economizer damper operation, the gas heat section where fitted (ignition and a visual heat-exchanger check), condensate drainage, and the curb and duct connections. HVAC diagnostics are $99 + tax, credited in full toward your approved repair. You receive an estimate with labor and parts shown separately before any repair begins.

Rooftop Unit Repair FAQ
How much does rooftop unit repair cost?
Diagnostics are $99 + tax per unit, credited in full toward your approved repair. The repair is quoted after diagnostics as a fixed price, with labor and parts shown separately, and starts only with your approval. Labor carries a 90-day warranty; parts are covered by the manufacturer or supplier as specified on your receipt.
Our building has several rooftop units. Can you service all of them?
Yes. We diagnose each unit separately and quote each repair separately, so you can approve work unit by unit and keep a clear record for each one.
Do you maintain rooftop units as well?
Yes — seasonal maintenance for rooftop units is available. Tell us how many units your building has and we will propose a maintenance visit.
How do I book a rooftop unit diagnostic?
Call (917) 997-4525, Monday through Friday, 10 AM to 6 PM, or use the Request Service page on this site — we reply to confirm scheduling; an online request is not a confirmed appointment. When you book, tell us how roof access works at your building so the visit goes smoothly.
Our unit is down and we are open for business. How soon can you come?
We schedule rooftop diagnostics Monday through Friday, and we offer same-day or next-day appointments for most requests depending on the day’s schedule. Call (917) 997-4525 from 10 AM to 6 PM and tell us what the unit serves — a dining room, a sales floor, an office — and what it is doing. Diagnostics are $99 + tax per unit, credited in full toward your approved repair, and the repair price is fixed and approved by you before work begins.
